Does my listing "go live" as soon as I submit it?
No. A List It Chicago agent will be sure to contact you within 1 business day after you submit your listing to ensure completeness, accuracy, and answer your questions before the listing goes onto the MLS and the marketing begins.
When do I Pay?
You Pre-Pay for List It Chicago real estate brokerage services. We accept all major credit cards, personal and company checks. The website allows you to complete the entire listing process online. Remember anytime you need assistance just give us a call (312) 927-6500.
What if I want to meet my agent first?
List It Chicago agents are more than happy to arrange a phone consultation with potential clients. Feel free to give us a calll and we will happily answer all of your questions about our money saving service.
Do you give me advice on pricing my home?
Ultimately you make the final decision on price. However, we offer extensive pricing assistance based on recent market activity in your area. Our analysis will tell you what current comparable properties are selling for, what they have sold for within the past month, three months and six months. This analysis helps you derive a price that is based on real information as opposed to guessing or emotion. Price is the single most important factor in a successful home sale.
Does my home need to be professionally photographed and have a virtual tour?
Absolutely! With over 80% of buyers going straight to the Internet to begin the search for a new home it is critical that you afford them as much information and views of the property as possible. List It hires a third party professional virtual tour and photography company to come to your home and take the best shots possible. It's all part of the premium package
What gets buyers agents to show my property?
Your home will be listed in the Multiple Listing Service (MLS). The MLS is a vast database of all of the homes being sold in the Chicago area. Buyer's agents search this database to find matches based upon their clients criteria. The MLS also informs the buyer agent of the commission being offered on a home.
Who accepts offers?
List It Chicago will receive all offers for the purchase of your home. We then contact you and go over the merits of the deal, offer our professional opinion based upon market conditions, completeness of the offer, and provide assistance developing counter offers. Professional guidance at this point is critical as many times buyers agents submit offers highly biased toward the buyer as one would imagine. Price is but one of many concerns when deconstructing an offer, we will help explain what is customary and what is not.
Do you handle the negotiations process?
Sure do! And best of all you elect the level of our participation in the process. Our goal is to provide the highest level of service throughout the sales process. You will never be left wondering what to do or how to do it! We are with you from listing to closing and beyond.
Do you handle closings?
Your List It Chicago property consultant will work with you all the way through to a successful closing. In Illinois closings are handled at Title Companies where the buyer, seller and their attorneys meet to consumate the deal.
Do I need an attorney?
We suggest the use of a real estate attorney familiar with real estate closings to aide you in the process.
What if a List It Chicago agent has a buyer for my home?
Though dual agency (working both sides of the same deal) is legal in Illinois, List It Chicago agents do not engage in this practice. If one of our buyers is interested in one of our sellers listings we will refer the buyer directly to our seller with no expectations of additional commission or fees.
Can I make changes to my listing?
Absolutely. You may change your listing including price and co-operative brokers commission (buyers agent commission).
What If my home does not sell?
There are several factors that may lead to a home not selling. Typically these factors have to do with price and condition of the home. List it Chicago does not guarantee that your home will sell within the time it is listed with us and does not refund based upon a home not selling.
Can I cancel my listing contract?
Yes. You may cancel the listing at anytime. However, listing fees are non-refundable as we have invested monies toward the marketing of your home.
What is the Multiple Listing Service (MLS)?
The MLS is like a huge property warehouse. Brokers selling real estate in Chicago, Illinois and the suburbs of Chicago have come together to input all of their office listings into one spot so as to easier facilitate the sale of Illinois real estate. This database can only be accessed in total by members of the MLS. Limited access to the MLS is allowed by the general public at various websites like Realtor.com®.
Why List your home on the MLS?
The benefit of having a property listed on the MLS is tremendous, particularly in the Chicago land area as the MLS of Northern Illinois is one of the largest in the entire country, affording high levels of exposure for your property. The fact that real estate agents sell a vast majority of homes sold in the Chicago land area (upwards of 75%) makes it highly beneficial for anyone serious about selling a home to list it in the MLS.
I have heard over 80% of people start out their search for a home online, is this true?

Do you hold earnest money?
No. We suggest the use of a competent real estate attorney in any real estate transaction. They will be able to hold earnest money or select a third party service.
