How It Works

In a traditional real estate transaction a Selling or Listing agent represents the home seller (you) and a Buyer’s agent represents the person wanting to purchase your home. When the Selling agent negotiates their fees with you they take a percentage of the final selling price of your home (in our area this is generally between 5-6%). The Selling agent then offers to the successful Buyer’s agent a part of their negotiated commission derived from the Seller.

List It, LLC proposes eliminating the Selling agent commission by partnering with us for a single low cost flat fee. In exchange you will receive a dedicated Broker Consultant, property listed on the MLS of northern Illinois, and an extensive marketing plan with a reach that you’d never be able to accomplish going it alone.

In council with your dedicated broker consultant you set your homes price based on comparing similar homes in the area and not emotion, you set the co-operative commission offered to Buyer’s agents (we suggest 2.5%), and you show your home when Buyer’s agents request.

Your List It Broker Consultant will assist you with ALL of the necessary paper work including proper disclosures, contract negotiations, workflow and procedural concerns, and any advice a Licensed Illinois Real Estate Broker can legally give to their clients throughout the home sales process.
